Become a member

Dorothy.com shares profits with members on an annual basis.  Profits are distributed to members based on lifetime membership. Profit sharing is earned through the process of buying, selling, and renting properties.

Yes, we are REALTORS® like the over one million REALTORS® who belong to the National Association of REALTORS® "NAR".

Dorothy.com exists for the mutual benefit of our members with earnings returned on a profit sharing basis. Profit sharing helps benefit our members directly by reducing the effective cost of the services provided.  Members include sellers, buyers, landlords, agents, staff, and others.

 

You won’t see any real estate company sharing their profits with their customers, employees, vendors, independent contractors, and investors. But we’re not like most real estate companies.

When you join Dorothy.com®, you’re a member and when we make a profit, you get a piece of it. You could get a little or a lot; and the more you do with us, the more we share with you. It’s called BrickShare and it’s what sets us apart.

BrickShare is paid in quarter one and is based on how much profit we earn in the previous year. In fact, you do not even have to spend money to participate.

It is as simple as setting up an account and earning profit shares "Bricks" for performing certain actions.

4% of profits are shared with members who refer new members.
Every 30 days you will meet someone who is talking about buying, selling, renting or leasing real property. When you do, tell them:

“Have you checked out Dorothy.com®? You can earn profit shares and or rebates.”

The reason you do this is more profits pushed through the platform, the more commission come out the back end.
  1. Earn 15 profit shares for each new member referral. The low hanging fruit is your parents, siblings and kids.

Newsletter
3% of profits are shared with members who search, chat, signon and view newsletter.

Monthly Confirm - 10 bricks are earned once per month when the member signs on to my.dorothy.com.

Annual Confirm - 10 bricks are earned once each year when the member confirms membership information. Members who confirm are eligible for that year’s profit sharing.

Chat - 5 bricks are earned each day a chat is created. This builds on the knowledge base available for all members. Once signed on to chat.dorothy.com or by clicking on LEOSM Chat button in botton right corner of this page.

Search - 5 profit shares are earned each day a search is created and or re-run.

Search anytime or anywhere in the world. Search from your phone via text or your computer. Every day you search you earn more bricks.

From one search you can search for:

Dorothy.com searches the most popular databases in your area. Simply click on the "Add Search" button to store your new search.

You can share a search with another member so you are both looking at the same data in real time. Have questions, want to tour a propery, want to make an offer? Use our local Dorothy.com® agent to coordinate the process and make an offer on your behalf. The listing agent will pay Dorothy.com® a commission for representing you. In return we rebate any commission over 2%.

Most important: on a $500,000 purchase you earn 2,500 bricks.

Social Media Likes - 5 bricks for each like. If you request to be invited, then you will be sent a link when a new social media post is available to be liked.

Newsletter - 5 profit shares are earned each month when the "Newsletter" tab is clicked.

10% of profit shares are shared with members who provide vendor services, brickfunding and or promoting. The lifetime bricks you have earned in this slice are your numerator.
Vendor
10% of profits are shared with member vendors, brickfunders, and promotors.

Vendors can earn bricks by providing goods and/or services as approved by Dororthy.com. Sign up to provide services by reviewing our project list and submitting a bid on those projects. If approved, the vendor will earn bricks based on the approved bid.

Path - 2 brick are earned for each approved project "CR Path". Paths can be a onetime project compensated onetime, an ongoing project compensated daily, or a limited period of time compensated daily or intermittently.

Marker - 1 brick is earned based on project or time x hourly rate.

(If a project has a value of $345.00, the bricks earned are 345 bricks. If the hourly rate is 13.50 and 3.25 hours are provided, then the bricks earned are 43.875 bricks)

Brickfund - 1 brick is purchased for each dollar. The minimum purchase is $5.00. Traditional methods of sending a check are available. However, the most popular is via PayPal or Venmo. Brickfund bricks can be earned by both internal and external members.

(If you send $50, the you will receive 50 bricks)

Promote - 1 brick is issued for each dollar of advertising purchased. Dorothy.com® must approve the advertisement and Dorothy.com® is prominently displayed in the ad.

(If a member sponsors a little league team for $250, then the member receives 250 bricks. If a member runs a golf tournament and it costs $500, then the member earns 500 bricks. If an advertisement is purchased in a church bulletin for $25, then the member earns 25 bricks.)

1% of profit shares are shared with members who learn. Everyone pays to learn something; including college students, retirees, and those gainfully employed. Earn profit shares when you:
  • pay for a class to learn an activity, interest, or pastime that is undertaken for pleasure or relaxation
  • pay to learn and/or increase your knowledge for a job/career

Learning - 1 brick is issued for each dollar spent on learning course work. Learning in the cognitive, artificial intelligence world will never end. Bricks are earned by members as they continue their learning for hobbies, career, or job. Yes, that includes you, your kids or grandchildren taking higher education classes. Ideas
1% of profits are shared with members who submit ideas.

Ideas - 1 brick is earned for each dollar of value determined by Dorothy.com® management. The maximum bricks earned for any idea is 500. Send your idea here: idea@dorothy.com.

1% of profit shares are shared with members who purchase items from store.dorothy.com. The lifetime bricks you have earned in this slice are your numerator.
Store
10% of profits are shared with members who buy at the store.

Store - 1 brick is earned for each dollar spent on store.dorothy.com including taxes and shipping. If you have ever paid money to wear the Nike swoosh, then consider wearing the Dorothy.com® flip flops. If you have a license plate holder from your car dealership, then consider a Dorothy.com® license plate holder.

How do these companies pay you for wearing their brand? They don’t, we just do it!

10% of profit shares are shared with members who are Buyers, Sellers, Landlords, and Tenants. On average members will buy or sell real property every 7-9 years. When members use Dorothy.com® to perform the service members earn bricks.

When purchasing a property, members are also eligible for a rebate. When selling or renting members can choose from 3 levels of service; from full service to flat fee. The choice is yours. Members that have bought, sold or used our real estate services have earned bricks. The lifetime bricks members have earned in this slice are their numerator.

Member Agent
10% of profits are shared with buyers, sellers, and landlords.

Selling - 1 brick is earned per calculated. Use the brick cruncher to create your own examples.

Example: You buy a REALTOR® listed property using a Dorothy.com® agent as your buyer's broker. The sale closes for $500,000. Dorothy.com is paid 3% commission from the Seller. Dorothy.com® rebates any commission, over 2%, paid to us from the Sellers to you, the buyer. So, we would write you a check for approximately $5,000. In addition, you will receive 2,500 bricks and be eligible to participate in our annual profit sharing.

Selling - 1 brick is earned per calculated. Use the brick cruncher to create your own examples.

When you sell a property you have a choice.  Choose either our Gold, Silver or Bronze plan.

Example: You list a property for sale with Dorothy.com®. The sale closes for $300,000. If you used our Gold plan, you will receive 1,500 bricks and be eligible to participate in lifetime annual profit sharing.

Landlord - 1 brick is earned per calculated dollar.   Use the brick cruncher to create your own examples.

Example: As a landlord you list a rental property for $1,000 per month. A Dorothy.com® agent rents the property for $1,000 per month. Dorothy.com® receives 1 month’s rent for the fee. You will receive 500 bricks and be eligible to participate in annual lifetme profit sharing.

50% of profit shares are shared with Agents. The lifetime bricks the Agent has earned in this slice are the Agents numerator. The denominator is the cumulative bricks issued in the Agent's state in the Agent slice.

If you operate in Florida, then you will share profits only with Florida agents. Agents also earn bricks by completing learning course work, keeping data up to date in LEOSM, promoting and by making purchases through the Dorothy.com® store.

The number of agents is limited as we only serve members.  It's like an Agent Franchise that is free. As an example, the number of zip codes in Pinellas County Florida is 94.  We will limit the number of agents in Pinellas County to 94.

Member Agent
50% of state profits are shared with member agents.

Agents - 1 brick is earned for each calculated dollar.

Calculated Dollar = Net revenue received by Dorothy.com - Agent Commission - Any other expenses

If an active Dorothy.com® agent refers an agent who transfers and Dorothy.com® accepts the licensee, then referring agent receives an additional 5% brick override on the referred agent earned bricks from the sale/rental bricks for 1 year. The referring Agent receives a 3% override in the referred agents 2nd year. The referring agent receives a 1% override in the referred agents 3rd year.

Promote - 1 brick is issued for each dollar of advertising purchased. Dorothy.com® must approve the advertisement and Dorothy.com® is prominently displayed in the ad.

Any member needing services (buying, selling, or renting) will work with their designated member agent.

However, this does not preclude member agents from serving a member for which the member agent is licensed and an MLS participant.

DUTIES

Management

  • LEO – Make sure the agents have a complete understanding of the power of LEOSM and are committed to keeping LEOSM continually updated.
  • Reputation — an agent’s and a company’s reputation are the most important assets in real estate. Mess up and forever tarnish your image in the eyes of the public. One agent screws up and it can (rightly or wrongly) diminish the reputation of the entire company forever.
  • Motivation — a managing broker’s job entails keeping the agents motivated. Whether the market is good, bad, or otherwise, it’s the manager’s job to keep the agents focused on their goals. Agents who don’t have their goals in writing should meet with their managing broker to discuss this. A Managing Broker must be a cheerleader for the company and their agents.
  • Education — one of the largest roles any managing broker can fulfill is to educate the agents about the newest developments in the market, the laws, the policies of the MLS, etc. Moreover, making sure that brand new agents are up to speed about the ins and outs of real estate is crucial to the success of the company.
  • Ethics / Law — more than anything else, a managing broker is responsible (and liable) for ensuring that agents do not do anything unethical or illegal.

Mentoring

  • Sell, for a fee, real estate owned by others.
  • Obtain agreements from property owners to place properties for sale with real estate firms.
  • Monitor fulfillment of purchase contract terms to ensure that they are handled in a timely manner.
  • Act as an intermediary in negotiations between buyers and sellers over property prices and settlement details, and during the closing of sales.
  • Generate lists of properties for sale, their locations and descriptions, and available financing options, using computers.
  •  Maintain knowledge of real estate law, local economies, fair housing laws, and types of available mortgages, financing options and government programs.
  • Check work completed by loan officers, attorneys, and other professionals to ensure that it is performed properly.
  • Maintain awareness of current income tax regulations, local zoning, building and tax laws, and growth possibilities of the area where a property is located.
  • Rent properties or manage rental properties.
  • Arrange for title searches of properties being sold.
  • Review property details to ensure that environmental regulations are met.
  • Develop, sell, or lease property used for industry or manufacturing.

  • Understand the power of LEOSM and commit to continuous updating.
  • Present purchase offers to sellers for consideration.
  • Confer with escrow companies, lenders, home inspectors, and pest control operators to ensure that terms and conditions of purchase agreements are met before closing dates.
  • Interview clients to determine what kinds of properties they are seeking.
  • Prepare documents such as representation contracts, purchase agreements, closing statements, deeds and leases.
  • Coordinate property closings, overseeing signing of documents and disbursement of funds.
  • Act as an intermediary in negotiations between buyers and sellers, generally representing one or the other.
  • Promote sales of properties through advertisements, open houses, and participation in multiple listing services.
  • Compare a property with similar properties that have recently sold in order to determine its competitive market price.
  • Coordinate appointments to show homes to prospective buyers.
  • Generate lists of properties that are compatible with buyers' needs and financial resources.
  • Display commercial, industrial, agricultural, and residential properties to clients and explain their features.
  • Arrange for title searches to determine whether clients have clear property titles.
  • Review plans for new construction with clients, enumerating and recommending available options and features.
  • Answer clients' questions regarding construction work, financing, maintenance, repairs, and appraisals.
  • Inspect condition of premises, and arrange for necessary maintenance or notify owners of maintenance needs.
  • Accompany buyers during visits to and inspections of property, advising them on the suitability and value of the homes they are visiting.
  • Advise sellers on how to make homes more appealing to potential buyers.
  • Arrange meetings between buyers and sellers when details of transactions need to be negotiated.
  • Advise clients on market conditions, prices, mortgages, legal requirements and related matters.
  • Evaluate mortgage options to help clients obtain financing at the best prevailing rates and terms.
  • Review property listings, trade journals, and relevant literature, and attend conventions, seminars, and staff and association meetings in order to remain knowledgeable about real estate markets.
  • Investigate clients' financial and credit status in order to determine eligibility for financing.
    • Contact property owners and advertise services in order to solicit property sales listings.
  • Develop networks of attorneys, mortgage lenders, and contractors to whom clients may be referred.
  • Visit properties to assess them before showing them to clients.
  • Contact utility companies for service hookups to clients' property.
  • Solicit and compile listings of available rental properties.
  • Secure construction or purchase financing with own firm or mortgage company.
  • Rent or lease properties on behalf of clients.

Profit Shares and Fees

Gold Plan - 5% total commission. Commission is split between listing agent (2.5%) and buyer's agent (2.5%). No upfront fees. Earn highest profit shares.

Silver Plan - 4% total commission. Commission is split between listing agent (1.5%) and buyer's agent (2.5%). $295 upfront buy down fee. Earn high profit shares.

 Bronze Plan - 2.5% total commission. Commission is split between listing agent (0%) and buyer's agent (2.5%). $595 upfront flat fee. Earn profit shares.
