The Department of Environmental Protection has established Coastal Construction Control Lines ("CCCL") on a county basis along the sandy beaches of the Atlantic Ocean, the Gulf of Mexico, and the Florida Straits. The lines define the portions of the beach-dune systems that are subject to severe fluctuations based on a 100-year storm surge, storm waves, or other predictable weather conditions.

If a property is partly seaward of the CCCL, the seller must give the buyer a written disclosure statement, either as part of the contract or on a separate form at or before closing.

The buyer may waive this requirement, but the waiver must be in writing.

Orange Plan
The seller's agent will provide disclosure to the member agent.
Green Plan
The seller's agent will provide the disclosure to the buyer.
